I'm all for a sticky. I was gonna wait until I had pics from the bottom first before suggesting it.

Thanks for all the advice. If it needs a lot of patching work and has a lot of rust i'm just gonna walk away and look for something else.

Of course look for the obvious signs like paint bubbling! If it's bubbling, it's even worse below!
